​​​​​CBRE Office market data 2Q 2017DALLAS-FORT WORTH – CBRE has released its DFW Office MarketView Second Quarter 2017 report.

The pipeline still remains sizeable with 30 projects totaling 5.5 million sf, at 37 percent pre-leased.​

Of the 30 projects, over 21 are greater than 100,000 sf.

DFW speculative development continues to comprise the majority of the construction pipeline, with only two build-to-suits (BTS) out of 30 total projects.

Average asking rents jumped 3.2 percent, closing the quarter at $24.01 per sf.

While Fort Worth currently sits at $19.53 per sf, the Dallas average is slightly higher at $24.44 per sf.

Class A rents continue to push up as prime Class A buildings are delivered, increasing 74 basis points from last quarter.​​
