​​​HOUSTON – Local single-family home sales and pricing continued to rise last month, with prices hitting a record high for April.

A total of 6,583 single-family homes sold last month versus 6,387 a year earlier, according to the latest monthly report produced by the Houston Association of Realtors. That represents a 3.1 percent increase.

Median price climbed 4.6 percent to $228,000, marking the highest median price ever for an April. The average price rose 4.7 percent to $291,770, also an April high.

Sales of all property types totaled 8,014, up 4.2 percent from the same month last year. Total dollar volume for properties sold in April increased 8.1 percent to $2.2 billion.

The strongest sales growth was among homes priced at $750,000 and above (luxury market), followed by homes in the $250,000 to $499,999 range. April marked a sixth consecutive month of rising sales for luxury homes.

Month-end pending sales totaled 8,381, up 15 percent from last year. Total active listings jumped 13.5 percent to 39,567.

New listings buoyed inventory levels from a 3.6-months supply to four months.
