DALLAS – According to JLL's COW (Chart of the Week, April 5, 2017), what makes this retail trade area standout to support Casa Linda’s major renovation?​

  • Casa Linda (350,000 sf) was built in 1945 and is one of Dallas’ earliest suburban retail centers.
  • ​One strength is its central location with excellent trade area access. The trade area also has limited retail competition, positioning Casa Linda as a dominant center, with a desirable tenant mix.
  • Because the trade area is older, demographics show below average growth and below average incomes. The growth ofyounger families (ages 25 to 45) in the trade area is also stagnant and tapestry lifestyles are less than compelling. 
  • The area, however, is changing rapidly. MLS records indicate that, in the last three years, home prices have increased 35 to 50+ percent depending on zip code—and that almost 20 percent of the owner-occupied homes (7,200) have been sold.
