DALLAS – North Texas is first in the nation in office leasing velocity with nearly 5.3 million sf of office space leased last year, CBRE research says.

The market trumps the rest of the country, in part, because of its diverse economy and its attractive business environment, researchers say. Notable companies like State Farm Insurance, 7-Eleven, and Geico all landed big deals last year.

In addition to leading on absorption, Dallas-Fort Worth also ranked third in annual rent growth, which increased 18.2 percent for Class A office space within the Dallas Arts District.

Austin ranked as the No. 8 market for absorption in the United States in 2016.

Meanwhile, Houston ranked as the No. 1 market for available subleased space with 11.1 million sf of available office space in the city.
