​​​SPICEWOOD – The Travis County Commissioners Court has approved plans to develop Thomas Ranch, a 2,200-acre master-planned community at ​​SH 71 and Paleface Ranch Rd., northwest of Austin.​

The project will include 3,300 homes, apartments, restaurants, hotel, marketplace shops, and about ten​​​ miles of trails alon​g the Pedernales River. 

Four types of housing will be offered in Thomas Ranch, including apartments, cottages, conventional homes, and custom homes. Residential prices will be comparable to other areas in the W. SH 71 corridor. They may be priced below the average $550,000 price for a local single-family home.

More than 700 acres will be reserved for parks and open space. A marketplace with shops and restaurants will also be constructed. Thomas Ranch is zoned to Marble Falls ISD.

The first homes will deliver in late 2019 or early 2020, and the marketplace will open in 2022. Buildout is expected for 2037.

The project will have 11 entry points, including W. SH 71, Paleface Ranch Rd., and CR 404. 

The developer, Blakefield LLC, purchased pieces of the property over the past 20 years. ​
