STAFFORD – Stone Mountain Properties has acquired an office building at 12603 Southwest Freeway. 

The six-story building with 143,211 sf was built in 1981 and has undergone about $1.5 million in improvements since 2013.​

The property is across from The Fountain Shopping Center in suburban Houston's E. Fort Bend County/Sugar Land submarket. 

The building also sits directly across from the former Texas Instruments campus, a 192-acre site that is being converted by StreetLevel Investments and Provident Realty Advisors into a $500 million mixed-use development.

That project will include 350,000 sf of retail and restaurant space, 2,400 apartments, two hotels and office space, according to CoStar.com.
