GLADEWATER - As it stands, the Southern Hills Golf Club near Gladewater is a "C-minus golf course on an A-plus property," John Wait said recently.
Wait, president of Sirius Golf Advisors, and Joseph Bruno Sr., who owns the property, are planning to spend at least $7 million rebuilding the course, then begin adding 300 high-end homes appealing to affluent retirees and young professionals.
The golf course, at 568 E. Wilkins Road off Old Highway 135 is subpar in many ways, Wait said.
Wait and Bruno are planning a groundbreaking ceremony and finale golf tournament at 10 a.m. Nov. 19 to tee up their plans to build a golf course that architect Jeffrey Brauer will design.
The Southern Hills Golf Club will close at the end of the year.
The course will be renamed Tempest Golf Club, inspired by the flood damage the course has seen. He said Signet Golf Associates of Pinehurst, North Carolina, will build the course while Wait's company will manage it.
Most of the homes will be in the $400,000 price range, Wait said, adding that some of the homes would cost less because they will have zero lot lines with no common walls.
The development also will have 24 condominium units owners can rent to weekend golfers.
