​​AUSTIN – A $475 million mixed-use project is planned for a site near the San Marcos outlet malls.

The project, named Trace, will occupy 420 acres at Posey Rd. and I-35.

The company has obtained necessary zoning and expects to begin construction in November.

When fully built, a process that will be completed in phases over a span of several years, Trace will feature 1,000 single-family homes, as many as 850 apartments, offices, and retail space.

There will also be a two-acre amenity center, an estimated three miles of pathways, a resort-style pool and pavilions, as well as 76 acres of dedicated open space.

Sites have been set aside within Trace for a future San Marcos Consolidated school district elementary school and a fire station.

Trace’s commercial component includes a 43-acre site intended for a business park or corporate campus with up to 1 million sf of office space, a nine-acre neighborhood-focused retail center and a larger 13-acre retail center along I-35.
