​​​HOUSTON - In some parts of Houston, nearly identical houses just a block or two away from each other can have shockingly different prices.

Two recent studies show that houses zoned to highly rated schools or school districts have much higher price tags, stronger appreciation over time and sell faster than those that aren't.

The average home value in a ZIP code with at least one good school 77 percent higher than the average value in ZIP codes without any good schools, a national study from ATTOM Data Solutions shows.

In the Houston area, homes in ZIP codes with at least one good elementary school, had an average of 50.6 percent price appreciation over ten years.

Two of the top ten districts with the highest home prices and buyer demand are in Texas: Highland Park Independent School District in Dallas and Clear Creek Independent School District in the Houston area.
