​​SAN ANTONIO - Fulcrum Development is banking on continued growth at one of the city's fastest growing intersections with its plans to deliver the two-phase Culebra Commons, and retailers are already jumping onboard. 

The first phase for the San Antonio developer's next ​project will encompass 53,160 sf and is already 60 percent preleased thanks to agreements with local restaurant chain Stonewerks as well as a new Salon Suites location. 

Fulcrum said it plans to break ground within the next 45 to 60 days on that first phase, which will be located at 7414 W. Loop 1604 N.

The land is owned by the joint venture SLF IV—Culebra 1604 Investors JV LP, which is co-owned by Fulcrum Development. 

The partnership closed on the 60.25-acre site in May 2015, and the vacant land—already appropriately zoned for commercial store sites—is now worth nearly $11.25 million.

Culebra Commons is expected to wrap up construction by June 2017, and given the area's strengthening demographics, the balance of the project likely won't be empty for long.​
