HOUSTON - Single-family home sales slipped 8.8 percent from 7,898 in July 2015 to 7,204 in July 2016. 

The July decrease is the first over-the-year drop since January 2016, according to the Houston Association of Realtors (HAR). 

Year to date, single-family home sales total 43,661, up 0.7 percent from 43,346 sales during the same period in 2015.

Total property sales (including single-family homes, townhomes, condominiums, land) fell 8.6 percent to 8,571 in July. 

Sales fell in all price segments of the market. 

Year to date, sales totaled 52,456, up 0.2 percent over the same period last year.

The median price for a single-family home sold in metro Houston rose 4.1 percent to $230,000, the highest on record for a July and the second highest of all time. 

The average sales price dropped 0.5 percent to $292,316.

Broken out by housing segment, July sales performed as follows: 

  • Under $80,000: decreased 43.3 percent 
  • $80,000–​$149,999: decreased 32.8 percent 
  • $150,000–$249,999: decreased 3.1 percent 
  • $250,000–$499,999: decreased 1.4 percent 
  • $500,000 and above: decreased 21.7 percent​​
