DALLAS – Matthews Holdings Southwest Inc. will soon begin transforming the historic Dallas High School into office and retail space.

Construction on the four-story, 109,000-sf building, which has been undergoing abatement and remediation work, will begin by the end of the month. The 109-year-old building at 2218 Bryan St. will have 66,000 sf of office space and 26,000 sf of retail space.

Locally based Merriman/Anderson Architects is the project architect.

Chicago-based Perkins+Will has already signed on for 35,000 sf of office space.

Earlier this year, Matthews Southwest and an affiliated limited partnership received $6.2 million on eligible tax increment financing revenues through the Deep Ellum TIF District for the project. The group also received an economic development TIF grant for the streetscape, paving, lighting, facade restoration, and abatement of the building.
