​​​​HOUSTON - As Houston’s commercial real estate sectors, such as office and multifamily, continue to suffer from the impact of low oil prices, health care projects are making up the lion’s share of development activity.​ 

Almost $5 billion in health care-related projects are underway in the greater Houston area as systems expand to meet the robust population growth between 2011 and 2015, according to Houston-based Transwestern’s Mid-Year 2016 Healthc​​are Outlook​

Just under 6 million sf of hos​pitals and medical office buildings are underway in the Houston area. 

Of the $3.5 billion in local hospital construction underway, the largest is the $1.1 billion Baylor St. Luke’s Medical Center McNair Campus, which is on 27.5 acres in the Texas Medical Center. 

The costliest medical office building underway belongs to Memorial Hermann, which is building a $66.5 million, 175,000-sf medical office building in The Woodlands.
