​​HOUSTON – Live Oak, a Houston homebuilder, has scaled back plans for a new residential community in the Spring Branch area to now include smaller homes.

Under construction, Live Oak Landing, a community at 1806 Upland Drive, is southwest of Bear Creek Park and a short drive to CityCentre.
The homebuilder plans to construct 70 two- to four-story detached homes in the gated community. 
The Pacific Northwest-style homes feature dark wood-like exteriors with modern interiors with hardwood floors, Carrera marble countertops and high-end appliances like wine fridges.
Live Oak initially offered 16 different floor plans up to 3,250 square feet in size. 
However, as Houston’s once red-hot housing market cools amid the oil slump, the homebuilder found many homebuyers who were left out of the hyper-competitive market during the energy boom are now looking to jump back into the market.
Many homebuyers looking to jump back into the market are seeking more affordable homes closer inside the city, and are willing to trade home size for a more central location, Coerver said.
​Live Oak decided to introduce two new efficiency floor plans, which span about 1,125 square feet and start from $289,000. 
Live Oak plans to start building its efficiency units in the fall 2016 and deliver its first homes this spring 2017.
