​​​​​DALLAS - In 2015, New Orleans-based HRI Properties bought the nine-story Mayflower Building at 411 N. Akard St. and started construction.

The 50-year-old blue metal and glass building is being converted into 215 apartments and retail space—complete with a rooftop swimming pool and ground floor restaurant space.

Much of the work on the once vacant office property has been finished, including the construction of an atrium piercing the center to the building. 

HRI Properties development project manager Richard Allen said the apartments at the Mayflower Building will range in size from 700 sf to about 1,400 sf for the top floor penthouses.

Rents in the building will start about $900 a month for a limited number of rent-subsidized units.

“A market rate one-bedroom will start at about $1,200 and the penthouse units with the private terraces might approach the high $2,000,” Allen said.

HRI plans to start leasing the apartments in about 30 days.

“The construction is 85 percent complete and we are scheduled to open December 1,” he said.
