​AUSTIN - ​Brandywine Realty Trust has revealed the distinctive design it has chosen for an office tower it plans to build in downtown Austin. 

The building will be 25 stories tall and have about 210,000 sf of space.

The design will feature glass-enclosed office levels atop 12 stories of structured parking wrapped with terra-cotta tiling.

The timing for starting construction on the building, which currently is being called 405 Colorado, is contingent on pre-leasing activity.

"This is an exceptional location for an extraordinary building," said Bill Redd, Brandywine's executive vice president and senior managing director for Austin.

The building will include 3,000 sf of retail space and a garage with about 530 parking spaces, for both tenant and public use.

The project's design is different from most of Austin's current architecture, and comes on the heels of the announcement of another unusual skyscraper project, the 58-story T​​he Independent at West Third St. and West Ave. downtown. That project's stacked design has earned it the nickname the "Jenga Tower."

Cushman & Wakefield/Oxford Commercial, which tracks the local office market, said the Austin area's office occupancy rate of 91.5 percent is higher than the historic average of 87 percent, and the occupancy rate downtown is even higher, at 94.8 percent.​
