310,711-sf Rambler rosy office pick for JV
DALLAS – Locally based EY Ventures and New York City-based Ascent Real Estate Advisors acquired the 310,711-sf Rambler Park office tower from Parmenter Realty Partners.
The 14-story office building was constructed in 1981 at 7557 Rambler Rd. just off the N. Central Expy. It houses tenants such as the Baptist General Convention, Pacheco Koch, and Crump Insurance.
Miami-based Parmenter purchased Rambler Park in June 2013 before carrying out a $2.5 million value-add initiative that included a new roof overlay, ten floors of new corridor and restroom finishes, a direct connection to Walnut Creek DART station, and a new domestic water riser.
The tower earned LEED Platinum EBOM certification in 2014—the first building ever to earn the distinction in North Dallas. Occupancy jumped from 58 to 87 percent as a result.
HFF negotiated the sale on behalf of Parmenter.
