LEANDER - Bryson, a 1,500-home subdivision, is sprouting off of SH 183A tollway, just north of San Gabriel Pkwy.

Four models are on the ground currently, and several houses are under construction.

At Bryson, 1,200 single-family homes and 300 higher-density villas are planned, with prices ranging from the high $200,000s to the low $500,000s.

The development will be built in phases over the next ten to 12 years. About 100 acres will be preserved as open space.

Crescent Communities is naming the 500-acre subdivision after the Bryson family, a pioneering family from North Carolina that settled in the area in the 1800s.

Bryson is taking shape in a part of Central Texas that is seeing dramatic growth.

Lively Ranch and Chapman Ranch are two more properties on SH 29, east of Ronald Reagan Blvd., that are moving through the subdivision approval process. Other new developments include Leander Crossing, Palmera Ridge, Oak Creek and Catalina Ranch.

"As communities located south of FM 1431 such as Avery Ranch, The Ranch at Brushy Creek and Northwoods at Avery Ranch approach build-out, it is no surprise that the development of new residential communities has migrated to the north and west, with Bryson being one of the most recent additions to a number of communities that have recently opened in this area," said Eldon Rude, a local housing market consultant.

Stephen Plevak, Austin regional director for Metrostudy, a housing-market consulting firm, said the growth in the area is being fueled by "great accessibility to many parts of Austin and easy commutes to many employment centers."
