San Antonio: demand drives 101,000-SF office building at One51

​SAN ANTONIO – Plans are moving forward to add a Class A
101,000-sf office property at One51 Office Centre campus in Westover Hills.

The property, located at 9810 SH 151, is the second phase of
Stream Realty Partners’ One51 campus.

Stream will break ground March 2016 and is expecting to
deliver the property by December 2016.

Construction of the two-story shell building is estimated to
cost $6.4 million.

Once delivered, the second phase will offer a layout similar
to the first in that the phase two building will have flexible work spaces
ranging between 22,000 and 101,000 sf. The first phase of One51 sits on an
8.28-acre site, and the second spans 8.97 acres.

Phase one currently has 50,091 rentable sf available, which means the
101,389-sf property is about 50 percent occupied.
