DALLAS – Developer Mike Sarimsakci has begun prepping plans for a 42-story mixed-use tower development, which could bring a 250-room hotel, 144,000 sf of office space and 270 condos to the neighborhood.
The proposed tower would sit on 0.39 acres of land to the east of the historic Butler Brothers Building at 500 S. Ervay, which sits adjacent to Dallas City Hall.
The ground floor of the tower would include a hotel lobby and bar, as well as a residential lobby.
Plans for Divan Dallas also include seven levels of above-ground parking (above the ground-floor retail and lobby space) with below-grade parking, which would be operated by a mechanized system.
The top floor of the 42-story tower is slated for a rooftop terrace, pool and bar overlooking downtown Dallas.
Construction on the tower is slated to begin at the end of the year after developer’s Alterra International completes the $90 million redevelopment of 500 S. Ervay St. adjacent to city hall. The project could take two years to complete.
