Retailers bustle into Boerne’s two new developments

​BOERNE – Trammell Crow Company’s 33.3-acre Boerne Town
Center and REATA Real Estate’s proposed 1.48-acre Johns Crossing are skimming
the top of what is expected to be a long line of retail developments for an
area that has consistently posted population, incomes and land value increases.

Boerne Town Center—plans for which expect to provide more
than 1.45 million sf of rentable space—already have deals with McDonald’s,
Chick-Fil-A and CVS for some of the pad sites on the property.

Construction has not started yet at the northeast corner of
I-10 West and Christus Pkwy., but rents for in-line space are already commanding
$30 per sf.

Johns Crossing will offer about 50,000 sf of retail space.
Located at the southeast corner of I-10 and Johns Rd., the proposed development
is at the main artery to Boerne’s historic center and a stone’s throw away from
major retailers such as H-E-B Plus!, Home Depot and Walmart.

The proposed center is slated for the site directly south of
the 172-unit Carrington Place apartment complex and to the west of the new
Fabra Elementary School.

Rents for space at Johns Crossing range between $22 and $25
per sf.

In REATA’s site plan, the firm highlights Boerne’s
$270,326 median home value—a great deal more than San Antonio’s $173,061—and
states that within the city’s primary trade area, the population is expected to
grow 20.2 percent within a five-year period until 2019.
