​HOUSTON - StreetLights Residential has opened its first of three new luxury apartment projects under construction in Houston.

The Dallas-based multifamily developer and Stonelake Capital Partners started construction two-and-a-half years ago on its first Houston project, a $100 million apartment complex at Westheimer Rd. and Mid Lane St., between the River Oaks District and Highland Village.

StreetLights Residential is now finishing the first phase, called The James. The luxury apartment complex recently welcomed its first residents.

The James is an eight-story midrise that features 344 high-end units averaging 850 sf. Rents are about $2.60 per sf, or $2,210 per month for an average unit.

​In June, StreetLights Residential broke ground on the second phase, originally called Azalea Court but now renamed The Ivy. The 20-story, 297-unit tower sits on two acres next to The James.

The Ivy features larger two- and three-bedroom units, which average about 1,000 sf. The units feature similar high-end finishes and amenities to The James. The first units are expected to open at the end of this year.

StreetLights Residential also is under construction on The Carter, a 20-story, 305-unit apartment tower on a 2.2-acre site at Chelsea Blvd., between Montrose Blvd. and Travis St., in the Museum District.

The Carter features a resort-style pool on the ground level and a seventh-floor amenity deck with a fitness center, conference room, billiards room and card room with views of downtown Houston.
