MANSFIELD - The long-awaited Shops at Broad Street could be a reality in the next two years.
Construction on the shopping complex at the northeast corner of Broad St. and US 287 could start by the end of the year with the first shops and restaurants opening in late 2017 and into 2018.
The Shops at Broad Street will boast 500,000 sf of retail, including a department store, a sporting goods store and a home décor store. And that’s not including the seven proposed restaurants.
But the million-dollar question remains, which stores and restaurants?
No one will say yet, but it will be a mix of standard large-scale shopping and a more walkable lifestyle center.
The project will move forward without city incentives. The Shops at Broad Street are not in negotiations with the city for any tax dollars.
This comes some six months after the City Council failed to reach agreement on incentives to build public infrastructure within the development.
Zoning is already in place for the 14-acre site because it’s been a proposed commercial development for more than a decade. The recession scuttled the earlier plan for a walkable lifestyle center.
It’s helped by the fact that Mansfield is building a FieldHouseUSA gymnasium on city-owned land adjacent to McKnight Park East. Fieldhouse USA is set to open October.
The Shops at Broad Street will also incorporate the extension of the Walnut Creek Linear Park from where it currently ends at McKnight Park East. The trail will go through the development and then follow Cannon Dr. to Matlock Rd. to the Oliver Nature Center.
