​​​HOUSTON – Trendmaker Homes plans to deliver 86 new homes this fall as part of the second phase of construction at its new community in Clear Lake City.

The community, dubbed The Reserve at Clear Lake City, is the first new home development for the southeast Houston suburb in two decades.

Once completed, it will offer 740 residences in traditional and patio home styles, located along Space Center Blvd., just east of Ellington Field near Beltway 8 and the Gulf Fwy.

Phase II of construction, which is slated to begin this month, will focus on traditional homes on 70- and 80-foot lots, ranging from 3,285 to 5,090 sf. Trendmaker will offer 29 different floor plans ranging from four to five bedrooms, starting in the low $500,000s.

The community opened in July 2015, with the first phase of construction including 165 high-end homes, a mix of traditional single-family and patio homes on 55-, 70- and 80-foot lots. The companies have sold 65 homes and closed on 21 homes in phase I across both product lines.

Phase III will focus on patio homes and homes on 55-foot lots. 

Trendmaker purchased the 372-acre site in 2013 from Fidelis Realty Partners, which is developing a large shopping center anchored by an H-E-B grocery store on about 40 acres adjacent to The Reserve at Clear Lake City.

Executives said there was pent-up demand for new homes in the southeast Houston suburb, which was originally developed to support employees at the Johnson Space Center in the 1960s.
