AUSTIN – The 428,419-sf 301 Congress Ave. office tower was quietly purchased in late December.
Prudential Real Estate Investors of Madison, N.J., purchased the tower from NOP 301 Congress LP—an entity managed by Commonwealth Partners—which has owned the property since 2007.
Built in 1986, 301 Congress has had a 68 percent increase in value since 2011, when it was valued at around $86.8 million.
One of the largest tenants is RetailMeNot Inc., which is headquartered there. Other large tenants are Teza Technologies LLC and Gerson Lehrman Group Inc.
Eastdil Secured, an international brokerage, handled the transaction. Aquila Commercial LLC is the listing broker.
