It’s EZ being green here! Emerald Village’s affordable rents in N. San Antonio
SAN ANTONIO – It just opened its doors, and nearly all of
the 144 units in The NRP Group’s newest multifamily development are already
spoken for.
On the northern rim of Loop 1604 at Bulverde Rd., Emerald
Village fits right along with the rest of the new housing stock in the
fast-growing area.
But one look at its rents quickly sets it apart.
There are many employers in Far North San Antonio—Cavender
Auto, Allstate Insurance, Judson School District, Enterprise, H-E-B. And
chances are their employees won’t be able to afford anything within the
affluent submarket, where rents have surpassed the citywide average of $937 a
month.
NRP Senior Vice President Dan Markson said there is a severe
shortage of affordable housing, including single-family homes, in the northern
part of the city. And while there has been plenty of new multifamily
development in the area, little or none of it qualify as affordable.
Even while construction was underway, 130 of the 144 units
were preleased, underscoring the high demand for more accessibly priced
housing.
The $22.4 million Emerald Village—which
received $15 million in housing tax credits from the Texas Department of
Housing and Community Affairs along with local HOME funds from the City of San
Antonio—includes one-, two-, three- and four-bedroom floorplans, catering to
single tenants and families.
