​​​GRAPEVINE – ​​Mercedes-Benz USA is developing a regional parts distribution warehouse and a Learning & Performance Center along Lakeside Pkwy.

The Learning & Performance Center, which is relocating from Houston, will accommodate the ongoing training of Mercedes-Benz dealership technicians from throughout the southwestern United States. The 59,000-sf facility will have 50 full-time employees and be able to train 150 to 200 technicians per week.

The parts distribution center — one of six of its kind in the country — will total about 254,000 sf and parcel out parts throughout the region.

Both fa​cilities will sit on more than 31 acres along Lakeside Pkwy. and Enterprise Rd., which is the northernmost part of a 185-acre tract once owned by former Texas Rangers player Rafael Palmeiro. The city purchased the acreage for $29.5 million.

Atlanta-based Seefried Industrial Properties Inc., in partnership with a long-term European capital partner, has acquired the land and will develop the facilities. Richardson-based Alliance Architects is designing the buildings.

Seefried expects to begin pre-bid meetings with general contractors this week and select ​one by March. 

Completion is slated for January 2017.
