​​DALLAS - Construction will start this year on the more than 900,000-sf office, retail and residential development at Pearl St. and Woodall Rodgers Freeway on the north side of Klyde Warren Park.

The three-acre project, called Park District, will be built in partnership with Developer Trammell Crow Co. and Metropolitan Life Insurance.

The development will include a 32-story residential building with 255 units and a 19-story office tower. There will be 22,000 sf of retail space on the lower floors of the complex.

Crow and MetLife bought the bank property in June from JPMorgan Chase Bank. The purchase price was estimated to be more than $300 per sf for the land.

The office tower — containing more than 500,000 sf, the biggest in the works for Dallas — will be on the corner of Pearl and Woodall Rodgers, and the residential high-rise will be on Olive St.
