DALLAS – Triwest Green LP, a Delaware limited partnership, has bought a 17-story office tower along LBJ Expressway in North Dallas from New York-based real estate private equity firm HighBrook Investors.

The investment group bought Triwest Plaza, a 17-story, 369,025-sf building at 3030 LBJ Expressway in Dallas after the recent completion of major construction project on LBJ Expressway and recent renovations to the building.

The office tower — which is anchored by Dallas-based golf and country club giant ClubCorp — is 75 percent occupied.

In 2006, Centennial Real Estate Corp. of Dallas sold the building to Argus Realty Investors LP for $37.7 million before HighBrook Investors acquired the property in 2013.

The building — constructed in 1986 — includes a 6,000-sf health club, a conference center with a 40-seat training room and a 16-seat board room, outdoor plaza, water fountain and a dining room.
