​ENNIS - A 460-acre, rail-served industrial park with the ability to house up to 7 million sf of build-to-suit industrial properties in Ennis has landed on the market.

The Phoenix-based investment group behind the park has hired Colliers International to market the property, called Southgate Industrial Park, with plans to parcel off the property in 20-acre chunks or the entire 460 acres.

The proposed industrial park at the southwest corner of SH 287 and I-45 in Ennis, which is about 36 miles south of Dallas, within the hotbed of southern Dallas County industrial submarket. The land — which includes 4,500 feet of Union Pacific Railroad frontage — is being marketed starting at $22,900 per acre.

So far, Ennis has developed more than 4 million sf of industrial space within its city limits totaling $660 million of real estate investment.

The city already has industrial operations from companies including CVS Pharmacy, Lowe's, Sherwin Williams and others.​​​
