​​​​DALLAS-FORT WORTH – With vacancy rates continuing to decline while average rental rates steadily rise, the DFW office market could comfortably be described as robust, according to Colliers DFW Office Market Report 3Q 2015.

Vacancy rates, which were hovering around 15.2 percent in 2Q 2015, dropped to 14.9 percent in 3Q 2015.

The overall absorption in 3Q 2015 was 1,610,312 SF, bringing the YTD total for absorption in the DFW office market to 5,610,779 SF.

Construction levels are on the rise with many new Class A building projects under construction or breaking ground in the next quarter, adding to the already-existing 311,630,890 sf that were available on the market as of 3Q 2015.

DFW office rental rates averaged out to $23.13 PSF in 3Q 2015, with $27.09 being the average rental rate for Class A space and $19.46 PSF being the average rental rate for Class B space.
