​​​SEGUIN, BEXAR COUNTY - Once a small town of 25,000 people, nearby industrial hubs and economic growth have strapped a turbo charger on Seguin's residential and retail development.

With large corporate interests such as Caterpillar, Alamo Industrial, Rave Gears and Tyson Foods, developers have been forced to reconsider the area, and are now showing signs of investing in the town's strengthening population with a slew of new projects.

MacDonald Companies, a Kerrville, Texas-based multifamily developer, has just secured $11.2 million to begin work on Walnut Grove Apartments, a 116-unit market-rate apartment complex close to manufacturing facilities for Continental Automotive Systems and CMC Steel Texas.

Industrial development and growth will continue to be the biggest driver for Seguin's strengthening residential market.

Earlier this year, Seguin was chosen as the site for Niagara Bottling LLC's new 557,000-sf factory, which broke ground in July. The $85 million development, spanning more than 30 acres, is expected to be completed by early 2016, initially bringing in 75 workers with more jobs expected down the road.

And following those new rooftops and jobs will be retailers such as Stripes and Corner Store, all of which are in the process of building new locations in the town.

Stripes is gearing up to start construction on a new convenience store and fueling station in the northwest quadrant of I-10 and SH 123. 

The retailer, which has been actively locking down new sites in San Antonio and the surrounding area, will be investing roughly $850,000 into construction for the new location. Work is expected to last about six months.

Adding to Seguin's growing list of convenience retail locations, Corner Store is in the middle of construction for a new site at 2998 SH 46. The $1.2 million development will be the retailer's first in the town, a clear indication that Seguin's demographics are gaining appeal among large-scale tenants and developers.

And speaking even louder to the area's growth, new self-storage developments, churches and schools are all in the works throughout the expanding area, services that will bolster Seguin's foundation for even more growth in the near future.
