​​​LAS COLINAS - After years of delay, construction is kicking off on a major mixed-use development on Lake Carolyn in the Las Colinas' Urban Center.

Gables Residential is starting work on its Water Street apartment and retail project on O'Connor Rd. near SH 114.

The first phase of the development will have more than 300 apartments and 60,000 sf of retail space. Estimated delivery is set for fall 2016.

Water Street has been a highly anticipated addition in Irving because of its retail component. ​

Gables' Katy Slade said most of the retail in the project will be in separate buildings. 

 "We are very cautious in how we are building retail," she said. "Not every restaurant can go under apartments. It's complex for our residents to live above that kind of use," Slade said. "In Las Colinas, most of the retail is stand alone."
