Metzler Real Estate of Seattle has agreed to pay $435 million for the building. The firm is working with a German investor on the deal.

CBRE is marketing the 837,000-sf building formerly known as Reliant Energy Plaza. It is 99 percent leased.

The building was developed by Richard Everett of Century Development and is now owned by Invesco.
